Question by kittywisdom2000: Anyone know of any good lenders for a mobile home loan?
I’ve found a really nice double wide home, but I cant find hardly any good lenders so I can get a loan with a very low down payment or no down payment. I really need all the advice possible for this loan. I would like to get it before the end of December.

My husband makes six figures. We are trying to get a loan for our home we live in through VA loan. Our home we rent out is being foreclosed on so its a short sale. We are trying to buy the home we are in. We got a home loan through a company, approved and everything, but they went out of business! We made an offer on the house and we are awaiting the approval from the bank on our offer. Now we have no lender! I am trying to find a lender that will not require me to be on the loan, I am his wife, but I am a student, and I have poor credit from a previous marriage. My credit score is 500 something his is 600 something. Im not sure why this is a problem with other lenders now since a few months ago we were already approved without me on it. My question is.. Can we find a loan that does not require me to be on the loan and for them not to check my credit? I am not going to be on the loan agreement. Also please send me any of your business sites.
I wasnt specific I appoligize. I live in Southern California. We are tenants, our landlord is foreclosing, we have to move out in June. We have been dealing with this in February. We were waiting for the purchase agreement. Still waiting its a short sale. But our lender who approved us just ran out of business.

Where are these so-called low-income home mortgage lenders I hear so much hoop-la about? I’ve been searching for months and have yet to find one that actually makes these loans. Most won’t make a loan for less than 100k. Others won’t touch you if your monthly income is less than 2k a month. The rest won’t touch you unless you have good credit. If your actually low income you can’t afford to buy anything on credit (even if you could find someone to extend you credit), thus your credit is considered poor because you don’t have any credit history. The catch 22.
i am mortgage loan officer and have a client who needs to take out a loan/refinance for debt consolidation and home improvements. he only owes a little over $20,000.00 on his home and it appraised at $220,000.00. he wants to borrow $100,000.00, so there would still be $120,000.00 of equity left. his credit is poor, thus the need for debt consolidation. and he is disabled with a minimal monthly disabilty check. ofcourse, his wife is on title aswell, but her credit is worse, but she does have a monthly income of a very modest amount. the fact that he recieves disability does show up on his credit report, however, the dollar amount does not. what can be done for this family? are there any mortgage lenders out there that have “stated disability” a program? please respond if you are a lender that can help,or have information on the subject that could help. thank you so much.
